Tenant Has Done a Lot of Work On Unit?
I have an out of town tenant that has done $1,500 worth of work on duplex unit and it is in her contract that she is not to do alterations. She has put in a new stove and oven & re done the kitchen floor with stick on tile that has grout in between them. She has pulled up the carpet in the two bedrooms and replaced it with the same stick on tile with grout in between them. The master bedroom still has the carpet in it as well as the hall and stairs. She has painted all 3 bedrooms and is in the process of painting them back to the original color. I noticed that the 3 bedrooms has a different color white around all the edges by the ceiling area in all 3 bedrooms. Looks as though she got paint on the ceiling since two bedroom were painted blue and one painted green and she was trying to cover it up. There are a few other minor damages that don't really amount to anything. This other is the major one in the 3 bedroom upstairs. The stick on tiles doesn't look too bad where she pulled up the carpet and replaced it with the tiles. In one of the small bedroom though it does look bad because of putting too much grout in between them. The carpet looks to be really bad alright and looks to be at least 15 or more years old. (I just bought this 4 years ago & turned it over to a Management Co. in that town since I don't live there) The Management Co. wants to evict, but they are willing to sign a new contract. I went to look at this property myself and I think I should try and work it out with the tenant. (I have this duplex up for sale) Tenant said the Management Co would never do anything. Don't know if this is true or not, but do know they have never done an inspection while the tenant has been there or there wouldn't have been this many alterations. Anyhow, how would you try and work this out or what would you do about this situation? Forgot to mention that the front door & frame need to be replaced because of an attempted break in. I live in Austin and this duplex is in Victoria, Texas.
